Set up property-level facilities and room-level amenities to attract more guests

Facilities and amenities tell guests what your property offers. Keeping them accurate and complete improves your visibility on booking sites, your Google listing, and your property website.

Property Facilities vs Room Amenities

Synoveo separates amenities into two levels:

Property facilities appear on your main listing page. Room amenities appear on individual room descriptions. Both are important for helping guests decide to book.

Managing Property Facilities

Property facilities describe the shared features and services available at your location.

Adding Facilities

Open Facilities

Navigate to Property Setup in the sidebar, then click Facilities.

Browse available facilities

You will see a list of common facility categories. Each category contains individual items you can enable or disable.

Enable facilities

Check the box next to each facility your property offers. Be thorough -- the more accurate your listing, the better your search visibility.

Save your changes

Click Save to update your property listing.

Adding Custom Facilities

If your property has a unique facility not listed in the standard options:

  1. Scroll to the bottom of the facilities list
  2. Click Add Custom Facility
  3. Enter the facility name and select a category
  4. Click Add

Custom facilities appear on your Synoveo website and booking page. For booking sites like Booking.com and Airbnb, only standard facilities from the list above are recognized.

Managing Room Amenities

Room amenities describe what guests will find inside their specific room. These are managed on each room's detail page.

Adding Room Amenities

Open the room

Go to Property Setup > Rooms and click on the room you want to update.

Scroll to Amenities

Find the Amenities section on the room detail page.

Select amenities

Check the box next to each amenity available in this room.

Save changes

Click Save to update the room listing.

Not every room needs the same amenities. A budget room might have basic amenities while a premium suite has the full list. Accurate per-room amenities help set guest expectations correctly.

How Facilities Appear to Guests

Your facilities and amenities are displayed in several places:

On Your Website

Your Synoveo-powered website shows property facilities on the main property page and room amenities on each room's booking card. Guests can filter available rooms by amenity.

On Your Google Listing

Property-level facilities are included in your Google Business Profile listing. When guests search for properties with specific features (like "hotel with pool" or "B&B with parking"), having accurate facilities helps your property appear in results.

On Booking Sites

When your property is connected to booking sites like Booking.com, Expedia, or Airbnb, your facilities and amenities are sent to those platforms automatically. Each platform displays them in its own format.

Changes to facilities are sent to your connected booking sites within a few hours. If you remove a facility, make sure the change is accurate -- guests who booked expecting a feature may be disappointed.

Best Practices

Be Complete

List every facility and amenity your property genuinely offers. Properties with detailed listings rank higher in search results and get more bookings.

Be Accurate

Only list facilities that are currently available. If your pool is closed for the season, uncheck it temporarily and re-enable it when it reopens.

Update Regularly

Review your facilities list when you add new features to your property, renovate rooms, or change what you offer. Keeping everything current builds trust with guests.

Think Like a Guest

Consider what guests care about most when choosing accommodation:

  • Business travelers look for WiFi, desk, and parking
  • Families look for cribs, family rooms, and playgrounds
  • Couples look for views, spa, and restaurant
  • Budget travelers look for shared kitchen, laundry, and free parking

Highlight What Makes You Unique

If your property has distinctive facilities (rooftop terrace, wine cellar, private beach access), make sure these are listed. They help differentiate you from nearby properties.

Frequently Asked Questions

Do all booking sites show the same facilities?

Each booking site has its own list of recognized facilities. Synoveo maps your selections to each platform's format. Some niche amenities may only appear on your website and Google listing.

Can I set different facilities for different seasons?

Not automatically, but you can manually update your facilities when seasons change. For example, uncheck "outdoor pool" during winter months if the pool is closed.

Do facilities affect my ranking on booking sites?

Yes. Properties with more complete and accurate facility listings tend to rank higher in search results on most booking platforms.

Can guests filter by amenities on my website?

Yes. Your Synoveo website includes filters that let guests search for rooms with specific amenities like air conditioning, ocean view, or private bathroom.
